Romantic Zone
Puerto Vallarta Real Estate
Lifestyle, rental potential and buying process in Puerto Vallarta's most sought-after neighborhood.
Overview
Why the Romantic Zone leads Puerto Vallarta
The Romantic Zone (Zona Romántica), also known as Old Town or Emiliano Zapata, is the beating heart of Puerto Vallarta. Compact, walkable and framed by Los Muertos Beach on one side and the Sierra Madre foothills on the other, it concentrates the best of the city into a few cobblestone blocks: award-winning restaurants, galleries, boutique hotels, beach clubs and a vibrant nightlife scene. For real estate buyers, that mix creates something rare — a neighborhood where lifestyle and rental demand reinforce each other year after year.
While newer developments are appearing further north in Marina Vallarta, Conchas Chinas and even Punta Mita, the Romantic Zone remains the address international buyers ask for first. Inventory is limited, streets are dense with historic buildings and new construction is boutique in scale. That scarcity — combined with steady tourism growth — is what keeps values and nightly rates resilient.
Lifestyle
A walkable, cosmopolitan neighborhood
From your door you can be on Los Muertos Beach in minutes, at a Michelin-recommended restaurant for dinner and watching the sunset from a rooftop bar the same evening. The Malecón, the city's mile-long seaside promenade, extends directly north. The result is a lock-and-leave lifestyle that appeals equally to full-time residents, second-home owners and short-term guests.
- Los Muertos Beach and pier within a 5-minute walk
- Basilio Badillo — the city's culinary corridor
- LGBTQ+ friendly and internationally welcoming
- Weekly art walks and open-air markets
- Direct connection to Amapas hillside residences

Rental Potential
Vacation-rental demand that runs all year
Puerto Vallarta welcomes millions of visitors every year, and the Romantic Zone captures a disproportionate share of overnight demand. High season (November through April) draws snowbirds from the US and Canada; summer brings a strong Mexican domestic market; and events like Pride, Restaurant Week and international film festivals fill shoulder months. Well-positioned one- and two-bedroom condos with ocean views, private terraces and pool access consistently outperform citywide averages on Airbnb and VRBO.

Buying Process
How foreigners buy in Puerto Vallarta
Mexican law allows foreign buyers to own coastal property through a fideicomiso — a renewable bank trust that grants the same rights as direct ownership, including the right to sell, lease, remodel and pass the property to heirs. The typical closing takes 45–90 days and involves a Mexican notary public, a title search and the setup of the trust with a Mexican bank.
- Offer and reservation agreement
- Fideicomiso permit from the Ministry of Foreign Affairs
- Title search and closing coordinated by a notary public
- Property held in a 50-year renewable bank trust
- Optional property management for rental income
